We work on a let only basis.

For finding a tenant we charge a fee of the first months rent and £150 plus VAT for advertising on a sole agency basis, for a “Find a Tenant Only” service:


Our service includes:-

Inspect and measure the property to prepare letting particulars and erect a “To Let” board (if required).

Advertise the property in the local paper. In the event of the property not being let and then withdrawn we would charge out of pocket expenses incurred up to a maximum budget of £150 plus VAT.

Find a suitable tenant and carry out references with Maras. Maras is a company who reference our prospective tenants and also offer other services to Landlord’s and tenants which include landlords insurance, tenant’s contents insurance, rent guarantee etc.

Providing that all references are satisfactory, prepare an initial Shorthold tenancy for 6 months, receive one months rent in advance and one months rent as a deposit from the tenant. Due to new legislation the deposit will be held by ourselves but registered within a deposit scheme namely The Tenant Deposit Scheme (click here for more information).

Prepare a brief inventory with photography.

Arrange with the tenant for the rent to be paid direct into the landlords bank account by standing order each month.

Furnishings: As a landlord, you have a duty to ensure that any furniture or electrical/mechanical equipment left at the property is maintained and repaired should it become faulty, provided of course this is not as a result of negligence or malicious damage by the tenant. Any soft furnishings (chairs and beds etc) that are left in a property must comply with fire regulations and a label clearly stating so should be attached. If not then the furnishings must be removed from the property and they cannot be stored at the rental address.

Insurance: As a landlord you are still responsible for the building and accordingly the building insurance. Please note buildings insurance will not cover the cost of replacing or repairing carpets if they become damaged but it does cover fixtures and fittings. If the property is furnished or part furnished you may also wish to consider contents insurance.
